๐ก Finding Your Next Home
The first step is to contact our team with a few details about yourself and the type of property you’re looking for. We’ll search our listings to find suitable homes for you to view, or keep your preferences on file and notify you as soon as something appropriate becomes available.
We recommend starting your search around four to six weeks before your ideal move-in date, as the most desirable properties tend to go quickly.
Most of our tenancies are offered on an initial fixed term of 6 or 12 months, with the option to renew if all parties agree.๐

All of our managed properties meet essential safety standards:
- Gas Safety Certificates issued annually by qualified engineers
- Electrical Safety Inspections compliant with the latest legislation
- Fire-safe furniture where applicable
- Deposits protected with the Deposit Protection Service (DPS) โ a government-authorised scheme โ along with the legally required prescribed information

We offer convenient viewing times, including evenings and weekends. A friendly member of our team will accompany you to provide helpful advice and answer any questions you may have.
๐ท Fees and Holding Deposits
In line with the Tenant Fees Act 2019, we do not charge any tenant administration fees.
To reserve a property, a Holding Deposit equivalent to one week’s rent is required. This will be deducted from the first monthโs rent or the security deposit when your tenancy begins.
This holding deposit will be refunded in full if the landlord decides not to proceed.ย However, it may be withheld if:
- False or misleading information is provided
- You fail a Right to Rent check
- You withdraw from the application
- You donโt provide required information within the allowed timeframe
๐ References & Right to Rent Checks
We will request:
Proof of income or an employment reference
A reference from a current or previous landlord
A credit check via our independent referencing provider
Some applications may also require a guarantor, and all applicants must successfully complete a Right to Rent check, as required by law.
๐ณ Rent Payments
Rent is usually paid monthly in advance, and is quoted on a calendar month basis.
Tenants are generally responsible for:
- Council Tax
- Gas, Electricity, Water charges
- Internet, phone and TV licences
All rent is paid by standing order to either our client account or directly to your landlord, depending on the agreement.
๐ Security Deposit
A security deposit, typically equivalent to five weeksโ rent, is required before the tenancy begins. This deposit is held in the Deposit Protection Service (DPS) and is used to cover:
- Any damage to the property
- Unpaid rent
- Breaches of the tenancy agreement
- You will receive all relevant prescribed information and documentation related to the DPS scheme within 30 days of payment.
Please note: The deposit cannot be used as rent under any circumstances.
